Kirby Cross is a popular village and Hawkspur was brought in to advise the farming family owners by their planning consultant. The owners required a development partner to take forward and fund the costs of promoting their land for housing and Hawkspur undertook a search selection process.
Terms were agreed with a promoter which successfully obtained outline permission for 240 houses, having identified that a speculative application stood a good chance of success because of the local council’s lack of an upto date Local Plan and no five year housing supply. Hawkspur monitored planning progress and the promoter’s performance throughout and then marketed the site by informal tender.
In a challenging local market, the land was sold to one national housebuilder, with Hawkspur negotiating terms for the landowner.
